a. Position your experience and understanding of the market and why you need to work with an agent who knows how to buy homes in this market

b. May I ask you a few question to see how fast I need to see this home?

3. Quality of the offers... will they get the job done

4. Represent any buyer who have made offers or will? 

5. If I see the property and I like I will be prepared to _____________ because...  

 

Next Step...

1. See the Property Right Away... 

a... have Seller's Agent Represent You and 

a1... agree to allow the Sellers agent to make double commission

a2. ... ask the agent to allow some of the buyer's agent commission be credited to you as closing costs or to have new floors installed etc...(make sure you clear this with your lenders) 

a3... explain you are working with an agent who will refer you to the seller and see if they would agree to refer $3,000, $10,000 or a percentage to that agent... and then you can have that agent share that money with you perhaps again as a credit at closing.  

(any deal you do work out should be confirmed in writing , text or email) 

 

 

a3... request a referral to your current agent or Broker (so that you can share in some of that commission (we talk about this in our Revocable Agency Program
